Guidance notes for completion
The aim of the Rent Smart Wales Agent Audit is to measure a Licensed Agent’s performance against their licence conditions, the Rent Smart
Wales Code of Practice and legislative requirements. The majority of the audit will be conducted via a desktop survey however; there may be a
site visit, if required.
As the person completing this audit, you must hold a position within the company (if applicable) such as to allow you to provide and be
responsible for the required information and documentation, with the capability to provide adequate answers to all questions asked during the
audit process.
This Pre Audit Questionnaire is the first step of your Rent Smart Wales Agent Audit.
If you are unsure of any questions, please contact Rent Smart Wales with your enquiry.
You must answer all the questions on the Pre Audit Questionnaire. Please be aware that where a question requires you to provide an
explanation or evidence of a process or procedure, the question will be marked as unsatisfactory if inadequate explanations and/or
evidence is provided.
We may ask you to provide further explanations or evidence of your processes and procedures in order to support your answers on the Pre Audit
Questionnaire.
You must provide copies of all the required documents. If you do not have the documents, you must provide a thorough explanation detailing
why they are not available.
During the audit, your co-operation will be required to respond to the audit teams requests and action the Agent Audit findings, within the Interim
Report & Action Plan to address any recommendations and potential areas of concern.
Any breaches or non-compliance found as a result of this audit will be referred to the relevant enforcement organisations / professional bodies.

Failure to engage with the audit process may result in your agent licence being revoked.
Audit Grading
The number of questions answered satisfactorily determines the Overall
Audit Grading.
Where you see ‘(**)’ after a question number i.e. ‘1.1 (**)’ this indicates that it
is a weighted question that affects your Overall Audit Grading.
The weighted questions range from 1 * to 3 *s. The Audit Section
Compliance table (as seen to the right) details how the grading is calculated.
